Pegasus Park Redevelopment

Redeveloped 16-story office building with Mechanical Penthouse on 17th floor.

Pegasus park MEP

The Tower, located at 3000 Pegasus Park in Dallas, is a 16-story office building with a Mechanical Penthouse on the 17th Floor. The space includes secure bicycle facilities and electric vehicle charging stations, along with over 14,000 SF of training and conference rooms, over 4,800 SF of dining and serving space, and a separate 5,000 SF Fitness Center with group activity rooms, locker rooms, and showers. MEP scope included design-build assistance with Dynaten for the complete replacement of the existing penthouse HVAC equipment. The building is served by a traditional water-cooled system with cooling towers and chillers on the penthouse level. Air is distributed via two large air handling units also located on the penthouse level with medium-pressure duct risers on opposite sides of the core. The electrical system was completely replaced throughout with new switchboards, bus ducts, panelboards, etc. The existing electrical service was unique because the Oncor utility transformers are located inside utility vaults inside the building. This required extra coordination with Oncor to accommodate.
